Improvement Area: 26.31 acre site, 4.73 FAR (excludes garages). 7.87 million SF of development on 5 blocks with 12 distinct lots and high-rise towers up to 450’ in height. 146K SF of Resort Hotel, 1.3M SF of Resort Condo, 250K SF of Casino, 3.4M SF of Residential Condos, 99K SF of Commercial/Retail/Restaurant space, 2.5M SF of Parking Garages. 4,049 total hotel/condo units comprised of 2,471 residential condo and duplex units, 1,259 resort condo units, 19 bungalows & 300 resort hotel units. 94 condo units/acre (excludes resort condo/hotel units).
Role: Project Designer under Principal Bernardo Fort-Brescia. Project Manager coordinating design and production team in the Arquitectonica Miami office. Project Management included coordination with design & development teams in 4 major US cities from New York to Los Angeles as well as internationally with Shanghai & Hong Kong.

A high-rise walking boulevard for shopping and dining with residences above the restaurant/retail spaces below, the design concept was loosely based on Las Ramblas in Barcelona, Spain but with a much higher unit & area density. Similar to Lincoln Road in Miami’s South Beach neighborhood and the 3rd Street Promenade in Santa Monica, California.

Located on a 26 acre site adjacent to the HardRock Hotel & Casino on Harmon Blvd. in Las Vegas, Nevada just east of the Las Vegas Strip.

Project design had to incorporate a 90’ wide meandering drainage easement as well as incorporation and respect of an FAA flight path cone from McCarran International Airport to the south.

The residential and hotel towers sit on a 4-7 story parking podium base with commercial/retail front liners with residential duplex condo units above. Each podium to be topped of with an amenity deck featuring pools, spas, tennis courts, zen gardens, exercise yards, private patios, dining, etc.

The project was broken out into many phases and teams. As Project Manager for the entire Schematic Design scope we were contracted for as well as the Project Architect until the project scope and schedule dictated adding an assistant PA and production team to help out under my management.

First up to construct was the Las Ramblas Sales Center for the Residential Condominiums. To be designed and built prior to all phases. 7,500 SF temporary sales center & site. Preliminary site design for sales center in conjunction with United Designers, UK for interiors.

Phase I: Las Ramblas Gateway Towers – Residential Condominium Towers. Located at the south end of the Las Ramblas mixed-use masterplan development. 940K SF residential condominium towers.

Pool amenity level on top of a 4-6 story parking garage podium base with limited commercial / retail / restaurant liner area at base.

Phase II: Hotel/Casino developed in conjunction with Rande Gerber of Midnight Oil Company along with Hollywood front-man George Clooney.

Pool amenity level with restaurants, performance stage area, spa area and terracing private bungalows on top of a 2-story night-club and spa level with conference and ballroom uses on top of a 2 story casino and restaurant level. Parking garage adjacent and under terracing bungalow levels with room for expansion of garage and additional high-rise resort condo tower in future phases.
